How does it work?

We take your money and buy distressed houses at a deep discount. We fix them to the specs of what todays buyers are looking for and sell them at market value. Your investment is secured through the deed of the property as well as the insurance binder placed on the property. When the house sells you get back the money we borrowed and the interest agreed upon, at the closing of the property.

How long does it take?

The average flip takes 3 to 6 months and the average new construction take 4 to 8 months.

How can we buy at a deep discount?

After years of doing this we know what to look for and our team of realtors and bird dogs know as well. We offer cash and can close quickly, which are both prime reasons for our ability to buy at a discounted rate.

When do you give NEHandI,LLC the money?

One of the things that makes investing with NEHandI, LLC so unique is you get to pick and choose what properties you want to invest in or not to invest in. We don’t accept your money until you have agreed on a particular project and want to invest. We find the properties and put them under contract. After a property is put under contract we build, what we call, a lender packet. In this packet is all the information you will need to make the most educated decision on whether you want to invest in that particular deal or not.

How much money do you need to become an investor?

Amount of money needed will vary on a deal-to-deal basis. If becoming a real estate investor is of interest to you, give us a call and we can sit down and go over current deals and how you might be able to invest.

Does the cash have to be liquid?

Not at all! We have many investors who use their self directed IRA’s and get tax free money back. Liquid cash is always welcome and is how the majority of our investors invest, but you will receive a 1099 at the end of the year for the interest paid at the liquidation of the properties.

What are the interest rates NEHandI, LLC pays to their investors?

Interest rates vary on a deal-to-deal basis. Although, our average % paid to our investors is 12% annual. Here is an example of liquid cash sitting in a bank or invested into one of our projects:

  • $50,000 in a bank gets 1% annual interest.
  • $50,000 x .01 = $500 a year
  • $50,000 in a NEHandI,LLC project at 12% annual interest
  • $50,000 x .12 = $6,000 a year or $500 a month
